Spring is in full spring and it’s time to breathe new life into old spaces. Imagine this: a charming late 19th-century house nestled in the heart of West Chester, its front porch evoking stories of the past. However, time had taken its toll, and the once-sturdy porch was now pulling away from the house, its brick piers and foundation deteriorating and structural integrity compromised.
Our team of skilled craftsmen undertook a comprehensive renovation project aimed at restoring the structural integrity of the front porch.
Project Cost: $10,000 – $15,000
Design Details:
- Removed old decking and fascia trim to expose the extent of the wood rot and structural deterioration.
- Replaced front load beam with a new 3x pressure treated beam.
- Cut out rot on joists and replaced with new Douglas Fir along with replacing the entire end joist. Then installed rot proof Boral fascia trims.
- Cut out rot at the base of the corner post and replaced with pressure treated material.
- Rebuilt the entire brick end wall and repointed the center brick pier.
- Replaced decking with vertical grain Douglas Fir Porch Decking, a durable, premium product that withstands rot and looks great.
- Pulled the porch roof structure back to the house to reattach it to the house brick wall.
